Career Strategies is looking for a full-time Apartment Maintenance Supervisor in the ­­­­­­­­­­Warsaw, IN 46582 area!

The MAINTENANCE SUPERVISOR must be professional and courteous with residents, visitors, contractors, and fellow employees. MAINTENANCE SUPERVISORS must have the necessary tools to complete tasks effectively. Must be able to follow oral and written instructions and maintain effective and cooperative working relationships.

Apartment Maintenance Supervisor Duties and Responsibilities

• Makes sure all rules and regulations related to the execution of operational duties are adhered to, consulting the environmental manager as required by the relevant permit or certificate.
• Review maintenance schedules every week.
• Minimizes the frequency or severity of accidents of maintenance personnel and contractors by identifying risks.
• Assigns and reviews work for maintenance workers.
• Addresses concerns and issues with the maintenance coordinator.
• Makes sure maintenance jobs are carried out according to the highest standards of efficiency.
• Maintains schedule priority and compliance.
• Ensures prompt repairs are done in times of emergency breakdowns.
• Streamlines associated job execution and repair costs.
• Reviews files that document equipment history.
• Submits reports to the maintenance coordinator regarding repair jobs, which include consumption of man-hours, materials, tools, and skills.
• Reports maintenance performance during major redevelopments.
• Ensures that recorded histories in work order completions are accurate.
• Offers grievance counseling when necessary.
• Develops and executes a training plan for the maintenance staff.
• Makes sure that maintenance work is performed in accordance with all government regulations and corporate policies.
• Assigns and reassigns work as per priorities and emergencies.
• Ensures quality of work, productivity, and housekeeping standards are maintained.
• Helps promote good communication and inter-department relations between maintenance and production.
• Helps achieves departmental and personal goals.
• Investigates, provide, and implement corrective measures for all safety incidents, including near misses.
• Strives to achieve almost 100% reliability on all jobs related to maintenance.
• Is responsible for the reliability and maintenance of all equipment.

Apartment Maintenance Supervisor Skill and Knowledge Requirements

• 3 years of Maintenance Supervisor or Service Manager experience
• Relevant technical knowledge.
• HVAC & EPA Certification with working knowledge
• Vendor relation and scheduling experience
• High level of safety awareness.
• Advanced computer skills
• Fair housing law knowledge
• Good communication skills to effectively interact with different groups of people.
• CPO is preferred, not required
